These two communities are often shortlisted together by buyers who want something beyond the downtown core β space, a lifestyle feel, and ideally a return. They are not actually similar products, though, and conflating them will cost you either money or satisfaction depending on which way you get it wrong.
Price Per Square Foot
Motor City sits at AED 1,346 per sqft. DAMAC Lagoons sits at AED 1,488 per sqft β about 10% more expensive for the same floor area. On a 900 sqft unit, that gap is roughly AED 127,800 before you even get to the 4% DLD transfer fee on top of the purchase price. That difference is not trivial, and it matters how you frame it: are you paying a premium for a newer, lagoon-themed master plan, or are you overpaying for unfinished ambiance?

- Motor City: The community is established, which means it is also aging. Some buildings need maintenance work, and the overall aesthetic is not the fresh, Instagram-ready product that newer launches offer. If you are selling to a lifestyle buyer in five years, that matters.
- DAMAC Lagoons: Construction activity and incomplete phases are still a daily reality. Service charges are harder to predict in a community that has not stabilized. The higher entry price per sqft leaves you less margin if the market corrects.
