Buyers never pay reaisale — full platform access is free. Revenue is broker-side only: per-qualified-lead fees, referral commission, and featured placement for verified listings.

What is the Intelligence Score and how is it calculated?

A 0–100 weighted score per listing, blending six dimensions: price vs district benchmark, location score, rental yield estimate, growth potential, risk index, and source confidence. The dimensions are published on /methodology; exact weights are proprietary.

How fresh is the listing data?

The public feed is refreshed on a regular cadence from a verified data-partner network. Every view is clearly labelled with its current status, so stale data is never presented as live and visitors always know exactly what they are looking at.

1. Service description

reaisale.com is an AI-assisted property research and analytics platform focused on Dubai real estate. We publish ranked listings, a proprietary scoring model, deep AI analyses, and an optional service that introduces interested buyers to independent real-estate professionals. Reaisale is a technology and analytics provider — it does not itself act as a real-estate broker, agent, mortgage adviser, or financial adviser, and does not carry out property transactions. Nothing on this platform constitutes investment, legal, tax, or financial advice. Every physical-property transaction is carried out by an independent, RERA-licensed Dubai broker — engaged directly by you — and not by Reaisale.

2. Data accuracy

Property data is aggregated from our verified data-partner network and licensed public records. Intelligence Scores, comparable benchmarks, deal signals, and risk flags are algorithmic estimates produced by our proprietary models and AI engine — they are decision-support, not advice. We make no warranty regarding the accuracy, completeness, or timeliness of any property data. Always conduct independent due diligence — including a physical inspection and consultation with a licensed broker, lawyer, and tax adviser — before making any investment decision.

3. Connecting you with a listing

When you submit an inquiry on a listing, reaisale forwards your contact details and stated intent to the listing's agent and/or a verified Dubai partner so they can assist you. This is a free introduction service — it does not constitute an offer, contract, or commitment to purchase, and reaisale does not hold, reserve, or take any deposit against a property. All viewings, negotiations, and purchase contracts are conducted directly between you and a licensed seller / broker.

4. Pricing — free for buyers

reaisale is free for buyers and investors. We do not charge you to search, to view AI analysis, to be matched with listings, or to be connected with an agent — and we do not operate any buyer-facing subscription or one-off product. Our revenue comes entirely from the broker side: qualified-lead fees and referral commission from licensed Dubai partners, and featured placement for verified listings. Any referral fee we earn never costs you anything and never affects an Intelligence Score or ranking. If a buyer-facing paid product is ever introduced, its terms will be disclosed at the point of sale and this section updated before any such product is offered.

5. Acceptable use

You may use this platform for personal property research and bona-fide investment activity. You may not scrape, reproduce, or resell our analytics data, scoring outputs, or AI outputs. Automated access to our APIs without written permission is prohibited. Reverse engineering of the platform is prohibited.

6. Lead sharing

By submitting the contact form and ticking the partner-share consent checkbox, you authorize reaisale to introduce you to one or more verified Dubai real-estate partners (licensed brokers, mortgage advisers, legal counsel) so they can serve your stated intent. Sharing is governed by signed referral agreements with each partner. We may earn a referral fee or marketing fee — this never costs you anything additional and never affects rankings. You may opt out at any time.

7. Affiliate relationships

We earn commissions when you click certain external links and complete a purchase (property-management SaaS, legal templates, investment platforms, mortgage platforms). This never affects our Intelligence Scores or rankings. See our Privacy Policy for details.

8. Sponsored placements

Listings flagged with a FEATURED / DEVELOPER PICK / AGENCY EXCLUSIVE ribbon are paid placements from licensed Dubai brokers and developers. They appear at the top of the feed regardless of your sort selection. Their Intelligence Score is computed by the same model as any other listing — we do not adjust the score in exchange for payment.

9. Limitation of liability

reaisale.com and its operators are not liable for any financial loss arising from property decisions made using our platform. To the fullest extent permitted by law, our total liability for any claim is limited to the fees you paid us in the preceding 12 months.

10. Governing law

These terms are governed by the laws of the United Arab Emirates. Disputes shall be resolved in the courts of the Dubai International Financial Centre (DIFC), UAE.

11. Changes

We may update these terms from time to time. Material changes will be notified by email to registered users at least 30 days in advance. Continued use after the effective date constitutes acceptance of the updated terms.
